Founded in 1849, Mott Haven is a neighborhood in the southwestern section of the Bronx and is dominated by tenement-style apartment buildings and large public housing complexes. The resident demographics are 72.3% Hispanic/Latino (primarily Puerto Rican), 24.7% Black or African American, 1.7% White, 0.4% Asian, and 1% as multiracial or other.
Mott Haven, in the South Bronx, has heard it all before: It’s dangerous, barren and a place to pass through en route to somewhere else. However, total crime dropped 72 percent from 1993 to 2010 and has been improving ever since.
Mott Haven has extensive waterfront property with new residential developments rising along the Harlem River, and young professionals are moving in. There’s easy access to everything, shopping is cheap, and the cost of living is less expensive than Manhattan and Queens. Being just one train stop outside of Manhattan is also a plus, as a subway ride to Midtown usually takes about 20 minutes.
There have been significant strides made towards increasing gentrification of the neighborhood. Bronx NY apartments are popping up throughout the borough as are many new businesses.
One of the new sustainable Bronx rental apartment buildings is The Graham located at 255 East 138th Street in the Mott Haven neighborhood. The Graham is being constructed through the Extremely Low & Low-Income Affordability Program (ELLA) of the New York City Housing Development Corporation and the Inclusionary Housing Program of the New York City Department of Housing Preservation and Development. Presently, there are 87 affordable apartments available and applications are being taken now for the lottery. The Graham is an eight-story building and has a full floor of retail shops at the street level, bike room, outdoor terrace, underground parking garage and complies with LEED accreditation standards.
Eco-friendly, sustainable apartments in the Bronx are a novelty that is catching on. For example, Mott Haven is home to a community-supported agriculture program hosted at Brook Park.
The Bronx is changing for the better and we can see the changes in Mott Haven. Mott Haven used to be a most undesirable neighborhood to live in. Not so today.
